These Terms and Conditions apply to the use of halkidiki-rooms.gr and to reservations made for accommodation provided by KONSTANTINIDIS SQUARED HOMES G.P., operating under the distinctive title KONSTANTINIDIS SQUARED HOMES. By using this website or making a reservation, you agree to these Terms and Conditions.

Submitting a booking request or completing a form does not automatically guarantee a confirmed reservation unless payment and confirmation have been completed where required.

5. Calendar Synchronization and Availability

Our website may synchronize availability calendars with third-party platforms, such as Airbnb, in order to help prevent double bookings and manage accommodation availability.

Although we make every reasonable effort to keep availability accurate and updated, temporary delays, technical errors or synchronization issues may occur due to third-party platforms or external systems beyond our control.

In the rare event of an availability conflict or double booking caused by calendar synchronization delay or technical error, KONSTANTINIDIS SQUARED HOMES G.P. may offer an alternative solution, different available dates, equivalent accommodation where possible, or a refund of the amount paid for the affected reservation.

6. Prices and Payments

Prices are displayed on the website and may vary depending on dates, season, length of stay, number of guests, property type, availability and applicable offers.

Payments may be made by card through secure third-party payment providers such as Stripe and, where available, by bank transfer or cash. Card payments are processed securely by the payment provider. We do not store full credit or debit card details on our servers.

All prices are subject to correction in the event of obvious technical, typographical or pricing errors. KONSTANTINIDIS SQUARED HOMES G.P. reserves the right to cancel or correct a reservation affected by an obvious pricing or availability error.

7. Deposit and Balance Payment

A deposit may be required at the time of booking. The deposit amount may vary depending on the reservation, dates, property, duration of stay or offer.

The remaining balance, if applicable, must be paid according to the payment terms communicated during the booking process or before arrival, unless otherwise agreed in writing.

8. Taxes and Fees

Prices may include or exclude applicable taxes, accommodation-related charges, cleaning fees or other lawful fees, depending on the booking details and the way the reservation is presented during the booking process.

Any applicable taxes, government charges or accommodation-related fees will be handled in accordance with Greek law and the information provided at the time of booking.

9. Check-in and Check-out

Check-in is available from 15:00.
Check-out must be completed by 12:00.

Early check-in or late check-out may be available only upon request and subject to availability. Additional charges may apply.

10. Guest Information

Guests may be required to provide accurate personal and booking information before or during their stay, including full name, contact details, arrival details and any information required for legal, tax, operational or security purposes.

11. Guest Responsibility

Guests are responsible for using the accommodation respectfully and for keeping the property, furniture, appliances, equipment and surrounding areas in good condition.

Any damage, loss, excessive cleaning requirement, missing items or misuse caused by the guest or members of their group may be charged accordingly.

12. House Rules

Guests must respect the property, quiet hours, other guests, neighbours and any instructions provided by the accommodation management.

Parties, illegal activity, abusive behaviour, excessive noise, unauthorized guests or any conduct that may disturb others or damage the property are not permitted.

KONSTANTINIDIS SQUARED HOMES G.P. reserves the right to refuse service, cancel a reservation or terminate a stay in cases of serious misconduct, damage, illegal activity, abusive behaviour or violation of these Terms and Conditions.

13. Maximum Occupancy

The number of guests must not exceed the maximum occupancy stated for each accommodation or agreed during the booking process. Additional or unauthorized guests are not allowed without prior approval.

14. Pets, Smoking and Special Requests

Pets, smoking and special requests are subject to the specific rules of each accommodation and must be approved in advance where required. Special requests are subject to availability and cannot be guaranteed unless confirmed in writing.

15. Cancellations and Refunds

Cancellations and refunds are handled according to our Cancellation and Refund Policy, which forms part of these Terms and Conditions.

Refunds, where applicable, may require processing time depending on the payment provider, bank or card issuer.

16. Force Majeure

KONSTANTINIDIS SQUARED HOMES G.P. is not responsible for failure or delay in fulfilling obligations caused by events beyond reasonable control, including but not limited to extreme weather, natural disasters, fire, strikes, government restrictions, public health emergencies, technical failures, power outages or other force majeure events.

17. Limitation of Liability

To the maximum extent permitted by law, KONSTANTINIDIS SQUARED HOMES G.P. is not responsible for loss, theft, personal injury, travel delays, weather conditions, third-party service failures, force majeure events or circumstances outside its reasonable control.

Guests are responsible for their personal belongings and are encouraged to arrange suitable travel insurance.
